Ocean City, N.J. - A long-discussed condo-hotel project along the Boardwalk at 11th Street may finally see shovels in the ground this fall, as developers for the Soleil project prepare to start construction on what could be one of the largest private investments in Ocean City, NJ, history.

The site, located at 1101 Ocean Ave, is adjacent to the Flanders Hotel, and has been the subject of proposals and planning hearings for years. The current plan envisions a six-story, 110-unit condominium hotel with a mix of two and three bedroom units, including retail space on the ground floor. The parking garage will be under the resort.

It has been nearly a decade since Soleil received initial approvals for the project, with issues like financing, design tweaks, and market conditions all playing a factor in the delays. Now, developers have reportedly resolved those issues and are planning to begin construction later this year.

Under the approved plan, Soleil would have 110 units, stacked over a large parking structure, and feature retail space on the ground floor. According to plans, units are designed to be roughly ~1,100 sqft.
