The Ocean City Housing Authority has begun construction on the 60-unit Pecks Beach Village Affordable Housing Project, designed to blend into the existing neighborhood and offer additional housing.
This project aligns with The Ocean City Housing Authority’s effort to replace deteriorating structures with updated housing. When the project is completed, the existing 40 units at Pecks Beach Village will be demolished.

Pecks Beach Village (2022)
The Pecks Beach Village Project originally experienced delays due to multiple rounds of bids that came in significant over budget. After repeated bidding attempts failed to produce a budget-friendly contract, The Ocean City Housing Authority eventually awarded a $23,000,000 contract to Gary F. Gardner Inc.
Currently, the construction is projected to be completed in late 2027 or early 2028. Construction timelines may shift as work progresses and additional factors are evaluated.
